In August 2025, PENLER acquired Trace Midtown, a 12-story high-rise apartment complex located in the heart of Midtown Atlanta.

Built in 2017, the property features an appealing suite of amenities. Community offerings include a resort-style pool with a sun deck, a fully equipped fitness studio, a resident lounge and co-working space, elevator access, controlled entry access, multi-level garage parking, and a rooftop grilling area with lounge seating and skyline views.

The location offers excellent walkability, transit access, and benefits from immediate access to Midtown’s dynamic retail, dining, cultural venues, and parks. The property includes 290 residential units and is situated within walking distance of key Midtown MARTA stations and lies along Peachtree Street within the Midtown Mile corridor—a major thoroughfare known for its dense pedestrian-friendly retail, dining, and residential development.

A capital budget of $4 million has been allocated for planned renovations, which will include upgrades to interior units, corridor improvements, and enhancements to shared amenity spaces to elevate the overall resident experience.
