PENLER Acquires The Rocca, a 314-Unit Luxury Apartment Community in Atlanta’s Buckhead Neighborhood

ATLANTA – November 3, 2025 – PENLER, an Atlanta-based multifamily real estate investment and development firm, today announced the acquisition of The Rocca, a 314-unit luxury apartment community located at 3280 Northside Parkway NW in the Buckhead submarket of Atlanta, Georgia.

The Rocca represents a rare opportunity to secure an institutional quality multifamily asset in one of Atlanta’s most affluent and supply-constrained neighborhoods. Built in two phases (2002 and 2014), the property features spacious floor plans averaging 1,157 square feet, high-quality construction, and extensive amenities including two swimming pools, a fitness center, controlled-access parking, and multiple resident lounges and conference areas.

Cushman & Wakefield’s Atlanta Investment Sales team brokered the transaction. The transaction was completed in partnership with a fund advised by Crow Holdings Capital.
