Garden-style Apartment Community

In September 2025, PENLER acquired The Eliza on Collier, a surface-parked garden-style apartment community located off Collier Road in Atlanta’s Underwood Hills neighborhood. The property was built in 2014 and comprises 288 residential units.

The Eliza on Collier delivers a comprehensive amenity package. The community includes a 24-hour fitness center with free weights, a business center with private conference rooms, and a TV lounge. Outdoor amenities feature a saltwater swimming pool, an outdoor kitchen with grilling stations, a poolside cabana, and a firepit lounge.

Situated in the vibrant Upper West Side area of Atlanta, The Eliza on Collier offers easy access to West Midtown, Midtown, Buckhead, and Downtown, with proximity to shopping centers, Piedmont Park, and the Atlanta Beltline. It’s also within a short drive of major universities including Georgia Tech and Georgia State University.

A $3 million capital budget has been earmarked for planned renovations at The Eliza on Collier. These improvements are expected to include updates to interior units, a full exterior repaint, and upgrades to the amenity spaces and clubhouse.

PENLER has rebranded this property, which was previously known as “Eleven85”.
