7-Acre, 262-Unit

In March of 2025, following a three-year entitlement process, PENLER acquired a 7-acre site in Clermont, Florida for the development of a 262-unit luxury apartment community. The project is located adjacent to Victory Pointe Park and the South Lake Trail, offering residents immediate access to recreational amenities and walkable connectivity to downtown Clermont. The location provides a unique blend of suburban pace and lifestyle, while still offering proximity to downtown Orlando and benefiting from Clermont’s continued population and economic growth.

The development will feature high-end finishes, modern design, and a premium amenity package aimed at delivering an exceptional residential experience. Unit interiors will include quartz countertops, stainless steel appliances, luxury plank flooring, and contemporary lighting and plumbing fixtures.

Amenities will include a resort-style pool, clubhouse, fitness center, coworking space, and direct trail access. PENLER worked in partnership with the City of Clermont to craft a Community Benefit Agreement that aligned with the vision for the site — a process that included complex utility relocations and off-site infrastructure improvements. This reflects PENLER’s broader approach of partnering with local municipalities to develop communities that meet both our standards and the long-term needs of the communities in which we build.

PENLER sourced the opportunity off-market and structured the capital stack in a challenging economic climate. The project will be built by Orlando-based general contractor Walker, a best-in-class partner with deep local experience.
