11-story high-rise apartment

In November 2025, PENLER acquired The Rocca, an 11-story high-rise apartment complex located off Northside Parkway. Phase I of the property was built in 2002 and comprises 80 residential units, and Phase II was constructed in 2014 with an additional 234 units.

The Rocca offers a strong amenity package crafted for a balanced, upscale lifestyle. Inside, there’s a modern, state-of-the-art fitness center complete with a dedicated yoga studio and group-class space. For outdoor enjoyment, the community provides two resort-style saltwater pools with lounge seating, as well as an outdoor grill and dining area. Nearly $9 million of capital has been designated for comprehensive renovations. The renovation program includes modernized kitchens with brand-new appliances, upgraded LVP flooring throughout all units, refreshed lighting packages, and contemporary plumbing fixtures. Residents will also enjoy enhanced bathroom upgrades featuring new mirrors, accessories, and premium finishes – all designed to elevate the overall living experience. In addition, the community’s common areas are being upgraded to strengthen amenity offerings and enrich the resident experience. These improvements will create more functional, welcoming spaces that support a high-quality living environment.
